From no action on Zillow FSBO to 3 offers in first week
I’d like to share another success story on how we helped homeseller in Toluca Woods neighborhood of Toluca Lake/North Hollywood get 3 offers in 10 days of listing their home on 5141 Ledge Ave. North Hollywood, CA. House was listed for 50 days with no action on Zillow FSBO.
I contacted seller on April 12th and offered him a 30 day MLS listing with 3.5% total commission. After giving it a though he agreed, signed a 60 days listing agreement, I took wide-angle photos and entered listing into CRMLS – California Regional MLS that spans from Oxnard to Oceanside and from Marina del Rey to Barstow.
I Installed a yard sign that generated about 5 phone calls within first week .
After listing it in the MLS, I compiled a list of appx 1500 email address of agents who sold house or a condo in 2015-2016 within 1 mile radius from this property and send them e-mail blast alerting about this new listing. You can see on screenshot below initial campaign at the bottom and the copies of the campaign that were re-sent to the agents who did not open initial email (my e-mail software actually knows if recipient opened the email or not). Because more and more agent kept opening email, the number of subscribers as you can see declined.
All this marketing activity produced excellent results! We had 17 showings from realtors with qualified buyers in less then 10 days and now have 3 offers on a table!
With our “Agency” Listing agreement sellers are not shutting doors on Zillow or Craiglist buyers, they still can advertise on Zillow and if they find your own buyer, they won’t be responsible for any commission!
